We let and manage furnished and unfurnished flats and houses. Please click on 'Properties' above to view a list of available properties, although our stock changes daily and you should contact us for current availability or to register your requirements. Guide for Tenants
Finding a property
The first step is to contact us to complete a Property Enquiry Form. We then search our database for suitable properties for you to view, or look to arrange a viewing if there was a specific property you were interested in. We can log your details so that we can contact you as suitable properties become available. The current rental housing shortage in Scotland means that properties go on and off market very quickly.Viewings
Viewings will be arranged at times to suit you, generally within office hours, and you will be accompanied by a member of staff, who can give advice and answer any questions you may have.References
As a minimum we will require satisfactory references from your employer, and a previous or current landlord if you have rented previously. We may also require a personal reference, and recommend that you provide a guarantor if possible. In addition a credit check will be undertaken. We may use the services of an independent referencing company to obtain and evaluate these references.Rents
Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our client bank account.Deposit
A security deposit of a minimum of one month's rental will normally be required. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. The deposit will be held by a third party (SafeDeposits Scotland) who will arbitrate on any dispute regarding return of the deposit.Fees
Registration is free and we do not charge tenants any other fees in relation to obtaining a tenancy.
